St Paul's Studios, Talgarth Road were built as artists' studios in the late 1800s and have housed a number of notable people, most famously Margot Fonteyn. Near by is Earl's Court with its handsome crescents and residential streets.

Transport:

The nearest tube stations are Barons Court which is an 8 minutes’ walk North, West from the house and West Kensington which slightly closer and easier to navigate. To get to West Kensington just turn Right out of the front door and walk all the way to North End Road, turn left onto N End Rd and West Kensington station is about 5 minutes’ walk away on the right.The best way to plan your route is to use Google maps (public transport option) or visit www.tfl.gov.uk.

Windows:

All the windows in the house can be securely locked without having to lock the keys. Please keep all ground floor windows closed and locked whenever you leave the house. Other windows can be left slightly open on hot days if needed. Please NEVER leave the Velux windows wide open in the top bedroom ... Rain would be disastrous.

heatings:

There is a Thermostat is on the side of the stairs to the left of the cupboard door. You can raise or lower the temperature for the whole house here. Hot water is automatic. Both temperature settings on the boiler should be at around 12'o'clock but please do not change any settings on the boiler.

TV:

The TV is on Sky cable TV and the UK free view network which offers over 60 TV channels, up to 12 HD channels and 25 radio stations. There is also a Blu Ray & DVD player in the cupboard under the TV - Just insert a DVD and choose HDMI 2/DVD input on the TV.

Washing Machine:

The washing machine is quite standard to operate. Programs are listed on the front. Please only hang wet laundry on the fold-out dryer which is stored under the study desk.

Rubbish Collection is on Tuesdays:

All general waste should be packed in BLACK bin-bags and placed onto the street outside the front door for collection on Tuesday morning. Mixed Recycling (paper, card, plastic, glass and metal) should be packed in the clear Recycling bags and left in the same place/time.
> NEVER LEAVE A FIRE UNATTENDED > DO NOT REFILL THE FIRE UNTIL IT HAS COOLED FOR AT LEAST 30 MINUTES

The fireplace uses liquid bio ethanol fuel which is stored in the cupboard next to the washing machine. The fire must be filled ONLY when completely cool, and is best done using the small funnel stored with the fuel. Do not fill completely and do not allow to overflow. Once filled you can light the fire at the opening using a naked flame. Although it is best to allow all the fuel to burn once lit, the fire can also be extinguished by placing the metal cover over the opening using the metal closing rod.


Recommended Local Restaurants:

Best Mengal on North End Road is a very good Turkish restaurant, there are 2 Best Mengal restaurants both run by the same people. The Pear Tree (14 Margravine Rd) is a lovely local gastro-pub 5 minutes’ walk away serving really good food and beers, well worth a visit. 222 Vegie Vegan (222 North End Rd) is a really good Vegan restaurant. Porcini Pizzeria (244 North End Rd) for a lovely Italian meal - Pizza included. Lily Tandoori (86 Lillie Rd) Taiwan Village (85 Lillie Rd)

Security:

The front door has two locks, please make sure you lock the bottom lock when leaving the house empty. The rear patio doors must also be locked before leaving the house. When leaving the house empty, please lock all doors and windows.


TO ASK

Check-out is formally 10am unless arranged otherwise. Our housekeepers will arrive at this time to start cleaning so please ensure your

belongings are packed away so the cleaners can start work. We will aim to meet you 1 hour before you leave to inspect the house and contents. Please notify us immediately if you know of any damage and/or lost items during your stay. If any damage and/or items are found to be missing, the necessary deductions will be made from your security deposit.


Switch of all lights, appliances and cooker. Leave the property clean and tidy. Take out any Rubbish. Lock all doors and windows.Give the keys back to us as pre-arranged.

Please take care of our house and its contents. There are a number of very personal

works of art and beautiful furnishings inside which we have left here in trust purely for

your enjoyment.

ln the interest of security we photo and/or video every room in detail before and after

each party of guests. This is necessary to provide a record of the contents and condition should any problems arise.

Just great

This is obviously a well loved and well maintained property. So easy to get anywhere from and even the local area was interesting to walk around with good little pubs, restaurants, shops etc, with the feel of a real local and not a tourist community. Highly recommended and extremely reasonable in comparison to other properties in the area and the high quality of this place

“This welcoming, three-floor townhouse is all about space and tranquillity – both rarities in London. Families can begin days with patio breakfasts and finish them watching movies on the amazing TV before bedtime. There are bunk-beds to divvy up, baths to run, board games to play and a fully-equipped kitchen for designated cooks. Our stand-out was the huge, top-floor master bedroom, which is wonderfully snug. Location-wise, residential West Kensington is handily close to Notting Hill’s markets and South Kensington’s museums. ”

The location is great

My wife and i and our two teenagers stayed at Charles' place with our friends and their 10yo, and there was plenty of room for everyone. The location is great. Two train stations within a 10 min walk, making it easy to get anywhere quickly. Despite it's convenient location, the neighborhood is quiet and seemed quite safe walking around day and night. The place really just worked out perfectly for us all. Charles was great as well with his communication and assistance. Thanks for a great stay.

Charles' house is absolutely beautiful. It is spacious, well appointed, light-filled and comfortable. Nice neighborhood, easy access to the Tube, restaurants and markets. The house is a lovely place to unwind at the end of the day. We enjoyed the garden! It was a great place for morning coffee and a cold drink at the end of the day. It was spotlessly clean, it had everything we needed, and the decor was beautiful. Beds were comfortable, bath towels were soft and plentiful. It was also nice to have an extra private bathroom off the dining room so we didn't have to go upstairs to use the toilet, or wait for people showering to finish. And lastly, check-in was very easy. They met us at the house and allowed us to check-in early. We texted them upon landing at Heathrow and he met us at the house.

Brilliant and spacious house with excellent appliances and very comfortable. We had a great 10 day stay at Charle’s Kensington property. We were a family of 5 including a small child and it was great to have the space of a large 4 bed house. Even at capacity (8 people) the house would not feel crowded. We really appreciated the fact that the house was so well set up in terms of facilities and appliances. The kitchen and all the fittings were really good quality and the property feels like a well loved home. The beds were really comfy, the bedrooms a generous size, lots of storage and there was good quality linen, plenty of towels, toiletries etc. The communal living space is great - big and cosy. Having a utility room and outside courtyard was also lovely. The location as others have said is great if you want somewhere quiet but easily accessible to central London by tubes. We appreciated the fact that the owner replaced the washing machine which had been damaged prior to our arrival really quickly so we weren’t inconvenienced. I’d spent time looking at lots of properties in London and it felt really luxurious to have been able to stay in such a spacious and well equipped property for a similar price to some much smaller flats across the capital. It certainly provides a relaxing base from which to explore and escape this fabulous city. As others have said Charles was great at communicating with us. We hope to return in future!

“Easy walk to two Underground lines.”

House is located an easy walk to Piccadilly or District underground line which provides easy access from Heathrow and to tour the sites of London. The neighborhood is quiet. A great Pub is just around the corner, and was a perfect spot to end the day. The house is spacious, comfortable, and very clean. The garden patio provides a quiet spot to end a day In lovely London.
